What the book does
Checkout starts the clean. The cleaner proves it. You approve, and the flat rate is ready to pay.
Today
Checkouts land on one board. A house that is late, a clean that is proved, and two calendars on the same night sit at the top. Fire a checkout early, or let the clock send the link when the guest is due out.
A link, not an app
The cleaner gets a text or a WhatsApp message and opens it in the phone browser. English or Spanish. No account and no download. They check in, see the door code, walk the list, and mark the clean done.
Photos that match the room
Each room has a before and an after, shot from the same angle. The photo has to be taken at the house, after checkout, and not reused from an older clean. If it fails, you ask for a retake.
Laundry has a clock
Wash, dry, then staged. You see which step the linen is on, and when the house will actually be ready. If sheets or towels are short of par, order the gap. Coffee, soap, and paper have a par too.
The house
Each house keeps its own checklist, door code, Wi-Fi, guidebook, and flat rate. Airbnb and the other calendar import into the same week. If two stays overlap, you pick which guest to keep.
Someone nearby
While you add a house, Latch can look up cleaners who already publish a number in that ZIP. You call them. Latch does not message them for you. The crew you already trust stays the default.
If the cleaner does not show
Thirty minutes past the start with no check-in, Latch opens the backup bench. A pre-approved backup can claim the shift, or nearby cleaners can bid. You accept a bid or hand the keys to someone else.
Issues
A broken lamp or a short supply becomes an issue, then a work order. You schedule it and mark it done. It stays on the house, not in a text thread you will lose.
Guests and notes
From the clean, send the guest a welcome, the door code, or a checkout note. You and the cleaner can leave notes on that same turnover. The cleaner’s on-time record and rating sit with the assignment.
Pay
Each house has a flat rate. When the photos and the list are in, you approve. The amount lands on the week’s payroll and the owner statement. Mark it deposited when you have paid. Latch does not take a cut.
The week
Schedule shows who has the keys, who is off, and which cleans are still waiting on a calendar import. Sync pulls the stays in. Reassign a clean without rebuilding the day.
